Becoming a bird dog in real estate market

Real estate business has become one of the most famous businesses these days. Every day people are looking for opportunities to enter into the real estate market. Even if the real estate market is not performing well people view it as a good sector to invest money as the real estate sector recovers it self quickly. Population increases and creates a demand for real estate projects this is how the real estate sector gains importance.  There are a lot of people who want to start a real estate business and make profit out of it but they fear to make any investments. They fear that they do not have any experience about the market and will have to face failure.  Just so you know - We ALL start without experience.  The way to GET experience is to DO real estate.  And we ALL will face failure.  How's that for a confidence booster?  :)  So the best place to start?  Become a bird dog... You can start to be able to identify what's a good deal, and what's not, and get an "eye" for the business.

To be a successful investor in real estate market one needs to be a bird dog in the real estate market. Bird dog means to work with a real estate company or an investment company, identify a good real estate opportunity and grab it. Bird dogging in real estate allows a person to get paid and learn how to invest in the real estate market. It is such a beneficial way of getting the knowledge about the real estate that no one can even imagine. As a bird dog a person makes his money by connecting the motivated seller to the potential buyers. One does not need to buy a property and worry about the credits and bank balance as he does not have to invest any amount in the real estate market. He only has to locate properties and then compile the details like parcel address, lot number, telephone number, name of the owner, title record and so on for the investor. One can practice bird dogging in the real estate market in spare time and work in his own working hours. He does not have to report to anyone and can also generate a reasonable income. 

Real estate investment business is not for everyone. A lot of people enter into the business and then leave the market considering that this market is not for them. Bird dogging gives an inexpensive opportunity to the investors to analyze whether the market is for them or not. A successful real estate bird dog is like a detective. The investor is the client for him and his job is to find motivated sellers. A bird dog does not just find the contact number of the seller but he also checks public records whether the seller is credible or not. He needs to go an extra mile to perform this task. This is so important!  It's not just finding the contact number.  It's finding a seller, checking out the property, and checking out the seller. The more efficiency a bird dog will show in his work the better will be his experience in the real estate market. Once spending time as a bird dog in the real estate market, an investor can do better analysis of which properties are good and which are not. And keeping an eye on the market he can invest in the real estate market when he thinks that it is the right time to make any investment. Thus being a bird dog in real estate market is a win-win solution for entering into the market. 

In our Team, our Rookie level is essentially bird-dogging.  Being a bird dog is a great starting point in your investing career (it's the best first step), but I also have several people who work with me JUST as a bird dog, with no intentions of diving deeper into investing.  That's okay too!  Depending on who you work with, you can make a decent living just bringing deals to the table.  For those who want to eventually become full-time real estate investors, this first step of bird-dogging is crucial.  It gives you foot-to-pavement exposure to the real estate market, and helps you hone your abilities to spot a good deal.  Every good investor is a good bird-dog, and probably has other good bird-dogs working for them.

Consistency is KEY


Today I want to talk about something that I've learned a lot about the last several months. This applies not only to my personal life, but also to our business with investing.

This past week was our 2nd year wedding anniversary.  Through the last few years I have seen my life transformed many many times.   Business is the same as life.  When we jump in we go through a lot of changes.  There are going to be many transitions and seasons in our lives, and we need to have (and be consistent with) the things that are important. We also need to give things time to grow.  We will see quick fruits sometimes, and other times - the "bigger things" - take time, but are well worth the efforts.  Be honest with yourself and what you want out of life.  This is a big lesson that took me months to learn, but once I did I started seeing results and rapid growth. If you are an Investor then be an Investor.  Do what investors do from day to day…Where do they go and with whom do they spend their time? 

It's the same when you think about being a husband, or a father, or a soccer player, or soccer coach.  When you are a husband, which I've have had the privilege of being the last few years, there are things you do differently than when you were a single guy.  I clean up dishes.  I don't stay out late, but instead go to bed with your wife.  I don't spend extended alone time with women in cars, at dinners, on the phones calls, or in business meetings.  As a father my decisions and the way I manage my time are all based on how it will affect my son.  Will it keep him up too late?  Did we bring what he needs to get through the day (diapers, sippy cups, snacks, etc)?  I want to make sure to spend the right kind of time with him, and enough of my time.  As a soccer player, or a soccer coach, there's times when you must study the game and be in shape and get organized.  I love soccer, and I love coaching, but I don’t always love doing the paperwork, reading, and organization parts.  I do them because I have to in order to make it run smoothly. 

And that leads me back to business. Being organized and consistent are two things that don't come naturally to me.  I enjoy connecting with people and being in my farm, searching for deals, making offers, etc etc.  But keeping track of leads, reading about the latest loan products or news about real estate, and taking time to make those follow up phone calls are just not my favorite things to do, and certainly aren’t the business points at which I excel. The thing is: We have to build the discipline and the consistency to work on the things that matter, and that have to be done, so we can see and enjoy the fruits of our labor.  Real Estate is great business. Stay consistent in the things that matter, make necessary changes, and keep focused on your goals and you will be rewarded for your efforts. 

The things that matter take time to season and to see fruits. We want to be it this business for the long haul, just as we hope for in marriage.  If you want to find consistency in life, you need to be consistent in your methods, habits,  and way of thinking. What are you trying to achieve by being consistent? This is a question you must ask yourself first. Hopefully rather than trying to be a perfectionist, you are aiming to be truthful, honest, reliable, trustworthy and dependable.  In turn, you are seeking such consistency to be returned to you.

Be honest with yourself and your business. The only thing holding you back is you. You must grow yourself and as a result your business will grow.

Have a plan and begin with the end in mind.
